PRICING

We only book one event per weekend as follows:

Reception Only (or single day event) - 12 hours day of event for $4,500

Ceremony & Reception - 4 hours day prior and 12 hours day of event for $5,500

Rehearsal Dinner - 8 hours day prior to event for an additional $1,000

How to book:

To hold an event date, The Barn requires a signed rental agreement and 50% of the rental fee as a non-refundable down payment. The balance is due 60 days prior to the event.

 
 

ABOUT US

A 100 acre farm that sits only eight miles south of downtown Charlottesville, became our happy home. A beautiful three story fieldstone bank-barn was erected in true timber frame fashion, and became the centerpiece of the property. Over the years, it has become home to several beloved horses, a donkey, some cows, and one small pig. It has been filled to the roof with sweet smelling hay, and the earthy smell of firewood stacked high. Fence boards surrounding the nearby pastures, and the exposed wooden slats inside The Barn were milled on site from the trees that were cut to create our rolling hayfields and beautiful views.

Fast-forward twenty five years. An empty, quiet Barn and two friends ready to create its next chapter!

We carefully and creatively renovated The Barn to bring life and energy back into the space, and it perfectly suits the needs of up to 175 guests for a wedding, or any event that brings people together. Exposed beams and a copper roof give the interior a warm and rustic feel. Two handsome chandeliers, reclaimed from an old hotel in Richmond, Virginia, grace the ceiling on the main floor. There are two separate areas to relax and prepare for the big day. The former hayloft is a comfortable lounge with a mini-fridge, an antique pedestal table with playing cards, a dart board, and a pair of classic wing chairs. On the lower level of The Barn, our former stalls have been filled with vintage furniture, mirrors, lamps, and a sparkly chandelier. There are three indoor restrooms, one of which is ADA compliant. We have taken care to make The Barn fully wheelchair accessible.

Behind The Barn, a grassy barnyard is encircled by a beautiful stone wall, and is a wonderful site for cocktails, dinner, or a wedding ceremony. Sweeping views of the rolling Blue Ridge Mountains and lush pastures are everywhere! Our private, peaceful, rural property is just fifteen minutes south of Charlottesville, making us an easy ride from many area hotels and activities.

Our goal is for each event to be truly personal and special, and we support everyone's right to be married to the person they love. We enjoy an unhurried pace, and for that reason, we only book one event per weekend. There is plenty of time to set up, rehearse, add personal touches, and settle in to fully enjoy your celebration in this unique and comfortable space, where elegant meets down-to-earth.

FREQUENTLY ASKED QUESTIONS

What is the capacity of the Barn?

The Barn is comfortable for inside seating of up to 150 guests. There are several nearby areas that are perfect for adding an additional tent or tables for guests up to 200.

What is the pricing for renting the Barn?

Pricing varies. For a wedding with ceremony on site, the price for 2020 is $5,500 which includes the time described below. A reception only or other single day event is $4,500. Additional time and fees apply if you add a rehearsal dinner.

Are any discounts offered?

Because we only host one event per weekend, we do not offer discounts for Friday or Sunday events. We do offer a $250 discount for couples who are active military, first responders or teachers. Our way of saying thanks!

When are payments due?

Half of the rental fee is due at the time the agreement is signed. The balance is due sixty days prior to your event. A fully refundable damage deposit of $1,000 is also due sixty days prior to the event.

How much time do I have to prepare and host my event?

Rental includes four hours the day prior to your event to allow for setup and rehearsal and twelve hours on the day of your event. Music must end by 10:30pm and guests must exit by 11:00pm. Caterers may remain one additional hour to complete cleanup.

Is the Barn heated and air conditioned?

No. It is a former working barn that is quite comfortable for spring and fall events. The Barn has seven ceiling fans, and four large cooling units are available for an additional fee in the event of an unusually hot day.

Does the Barn have indoor restrooms?

Yes. The Barn has three restrooms, two on the main floor and one on the lower level. One of the main floor restrooms is ADA compliant.

Do you provide tables, chairs and linens?

We provide twenty 60" round and seven 6' rectangular tables. You bring in chairs, linens and personal decorations to create your look.

May I return the day after the event to remove my personal items?

No. All personal items and décor must be removed by midnight of the day of your event. Only rental items may remain after the event, and we will coordinate the pickup for you.

Are we required to hire a caterer?

Yes, but we do not limit who you may hire. Catering duties must include cleanup during and after your event and removal of trash.

Are we required to hire an event planner?

We require a "Day-of-Coordinator" who will be present at least the day of your event.

Can alcohol be served at my event?

Yes. Either your caterer or you are required to provide a license. If you provide your own, you must obtain a Banquet License from the State of Virginia (abc.virginia.gov). Although we do not require it, when serving alcohol, we strongly recommend the event hosts to provide transportation for guests.

Do we need insurance?

Yes. We require Special Event Insurance to cover the day of your event. It is easy to obtain the $1,000,000 of required coverage online at either TheEventHelper.com or WedSafe.com, and the cost typically will not exceed $200.

May we visit the Barn with family or vendors?

Yes. We allow up to three visits for family or for planning purposes, but please coordinate the appointments with us so that we can be ready for your visit.

How do we coordinate rental delivery and pickup?

We will handle that for you! We will coordinate with your rental company to take delivery before you arrive to set up, and we will also coordinate the pickup for after your event.

May we take engagement photos at the Barn?

Yes! We love for our couples to come for photos. Just contact us to find a time.

Can my pet participate in my wedding?

Yes. Your pet must be leashed and attended at all times, but we love all animals!

Can the driveway accommodate a bus or limousine?

Yes. We encourage the use of arranged transportation due to the winding and dark Virginia roads. The Barn has limited turn-around space so we cannot accommodate a full-size coach bus, only the mid-sized 48 passenger vans. Uber, Lyft and taxis may also be used.

Are there any further restrictions?

The contract will detail all requirements & restrictions, which includes:

  • No open flames or smoking indoors

  • No fireworks or sparklers

  • No glitter or confetti

  • Music must end by 10:30pm and guests exit by 11:00pm

  • Catering staff must complete clean up by midnight
